Trying to buy a house in Reston these days is getting harder and harder. There is plenty of demand, and a reasonable number of qualified buyers, the only thing missing is houses to sell. Our inventory of houses is hovering at around 75 active listings. The number of days houses are sitting on the market is also dropping. The 25 houses sold in the last 30 days were on the market for an average of 24 days. The 19 houses that went under contract in the last 10 days were on the market for an average of only 19 days.
So the long story short is that if you're looking to buy you need to be prepared. Get your loan application and pre-approval going before you start looking, and when you find a property you like you have to move quickly.
If you're getting ready to list your property you still have to do the prep work. It needs to be as clutter free, clean and spruced up as you can make it and you need to price it according to the market. Do not be afraid of leaving money on the table- we are seeing multiple contracts and even an occasional escalation clause on properties that come to the market well priced.
