Real Estate Tax Assessments Rise Slightly
Average Reston home assessed at 1.91 percent higher than 2011, county numbers show.
Fairfax County homeowners should have received their 2012 Real Estate Tax Assessments in the mail beginning on Wednesday.
The average Reston home was valued at $361,980, an increase of 1.91 percent over 2011, according to county stats.
The assessed value of properties may change for a variety of reasons, the county says. Among these are appreciation and value declines (i.e., equalization changes); and, structural changes (additions, remodeling), rezonings, and land divisions (i.e., growth). A combination of these factors can apply to the same property.

Almost 41 percent of residential properties experienced an assessment increase and another 34 percent had no change for 2012. The overall equalization change for residential properties is 0.71 percent. Commercial properties show an overall equalization increase of 8.21 percent.
Overall, of the 232,150 properties that have a 2012 assessment change, 5,561 are due to growth (i.e., new construction, rezoning, etc.), and 226,589 properties changed due to equalization. The allocation of land value to total property value remained relatively constant in 2012.
