“The bottom line is that I'm one of the top agents in the world “ is a quote from one of her last emails that still resonates in my mind. However I would not recommend Kristy Moore, she was unable to sell my house (despite a fresh $690k appraisal and an agreed upon $615 k asking price). Even the CEO of her Keller Williams Reston Office thought her boast was bold and arrogant and offered me names of other agents in their office to try. Initially lured in to looking at her services by a promise to include house staging at no extra charge by one of her staffers. (that later turned out to be a false promise, and Kristy responded that that staffer was no longer employed).
She will send you a lot of marketing literature for her services and how her Sales to List price ratio of 99.6%, along with her “29” avg days on market will save you lots of money and is superior to all other sales teams (numbers BTW that seem to be contradict to those from industry tracking experts RBI Intel).She will give you an 18 question , questionnaire to ask of other agents you may be considering (but don’t ask her to answer them though) and here on Tulia she states “We get our sellers more money and our buyers better deals than any other team in the area”
But to me results are what counts. After the 1st two weekend of lower than expected showings (lower than the discount agents before her) I requested we get together to refine our strategy, She was too busy to meet, she said lower your price (ie,e to a 97.5% ratio). I thought what about those recent sales you kept making reference to, the hard to sale houses, the ones you got list or better for, and that sold in only 5 days? I said, ok, if that’s what it takes, ok then lower a $690k house from 615,000 to 599,900, but are you going to bring some new ideas and marketing magic to the table with my $15k contribution??
Well a couple days later I got my answer, she lowered the price on the MLS and elsewhere on the internet, and 2 hrs later terminated the listing agreement and had her sign removed. She did not appreciate any questioning or perhaps criticism, and to top it all off, she did all from Las Vegas where she was for the week (instead of in DC working to sell my house) . So my new agent which seems to have better numbers than Kristy’s (again per RBI), says she would have taken it over at the $615 the other agent (Kristy) couldn’t sell it for, but not that the recent history shows 599,900 (a possible waive of interest that got squandered if you ask me) we much start at the 599,900 and go from there.
The moral of the story, don’t piss off Kristy Moore, you might get screwed from Las Vegas without even going there
