Hudgins Asks For Deferral on Fairway

Supervisor wants more info on workforce housing before Supervisors can vote on redevelopment plan.

After a public hearing Tuesday on the proposal to Hunter Mill Supervisor Cathy Hudgins asked the Fairfax County Board of Supervisors to defer decision pending further review of the developer's plan for workforce housing.

The issue will come before the Board of Supervisors again on April 10, after Hudgins can speak with developer JBG. JBG's current plan includes that 12 percent of the proposed 804 units be devoted to affordable and workforce housing.

Because the redevelopment is not a rezoning, JBG is not required to provide a certain level of workforce housing.

The plan to turn the 18 garden-style buildings and 346 units into four multifamily units and 131 townhouses has previously been approved by Fairfax County Planning and Zoning staff, the Fairfax County Planning Commission and the Reston Association's Design Review Board.

The BOS hearing on the issue has been postponed numerous times over the last year as JBG and the Design Review Board went back and forth on an acceptable design.

"This plays a major role in the redevelopment of Lake Anne," said Hudgins, a longtime resident of the neighborhood. "We needed a larger participation of residents in order to provide the synergy in redeveloping Lake Anne village Center. The density being provided is part of the plan. The most important part - people will be able to continue to live in Lake Anne with the same commitment that was made in the beginning of Reston."

Several Reston residents spoke to the Supervisors about concerns about traffic and building heights.

Tammi Petrine, representing the advocacy group Reston 2020, said a good solution for mitigating traffic would be to market the multifamily buildings for senior housing.
